What happens after construction is completed?

So much of our attention goes into the original viewing, selection, specifications, financing and purchase process that we sometimes forget there are important steps that follow the completion of construction.

 

At Higuerón West we like to keep you, our client, informed all the way through the build process. We do this with newsletters, personal one-to-one information, new material on our website, and regular stage updates of every step of construction and development – from the moment of purchase to the day the keys are handed over.

 

End of works

When construction is finished and all building and installation activities completed, a Fin de Obra (completion of works) certificate is issued by the architect in charge of the project. From this moment onwards, here are the steps that lead to you taking possession of your new home.

 

1.     KYC (Know-Your-Client) documentation will be required from each owner in accordance with legislation against money laundering. This is a legal requirement.

 

2.     The Quality Control department will review the technical and aesthetic finish of your property, creating a snagging list of the required corrections for the construction company.

 

3.     At the same time a “División Horizontal”, which is a document breaking down the private and common areas/elements of a community is prepared for submittal to the Property Registry, in preparation for each home’s Title Deeds to be drawn up.

 

4.     The “Declaration of Responsibility”, where the developer assumes responsibility for the dwelling complying fully with health, access, security, planning and construction laws, is submitted to the local Town Hall at this point. This gives the owners access to connection of the official utilities (i.e. water, electricity) and the right to “First Occupation” of the property.

 

5.     Upon receipt of the required documentation from the new #happyowner, the paperwork required for the process of notarising the property purchase is drawn up, in preparation for signature of the Title Deed before a registered Notary.

 

6.     Once all the documentation provided has been approved by the Property Registry and the Town Hall, an official notice is sent to the owner by Higuerón West – including the time, date and address of the Notary where the signature will take place.

 

7.     Remember to bring your passport along for identification purposes before signing and receiving the keys to your brand-new property. Once signed, the property is officially yours and recorded as such in the Land Registry.
